Welcome to Town Shores of Gulfport, one of the St. Petersburg area's most desirable 55+ waterfront communities. Our condominium is located in **The Nottingham**, an exceptionally well-maintained and managed building situated at the end of a peninsula, with beautiful water views from both sides of the unit.

We are renting the unit for the first time.

From the front door and window, you'll enjoy views over the heated saltwater pool across the water to the SW while the spacious living room features a large picture window and two side windows spanning nearly the entire width of the condo. The living room faces north, giving you abundant natural light without having the Florida sun shining directly into the room all day. Look east for beautiful morning sunrises and west for spectacular Gulf Coast sunsets.

The condo was completely remodeled three years ago, and we have just completed a beautiful tub-to-walk-in-shower glass enclosed conversion. Enjoy great water pressure and unlimited hot water. Modern hurricane-rated windows provide additional comfort and peace of mind.

There is no carpeting anywhere in the condo, and ours is a non-smoking, pet-free home. The building's concrete slab and concrete-block construction also makes the unit remarkably quiet.

The kitchen is equipped with a high-quality natural gas stove (LG), and electric appliances (LG fridge & Bosch Dishwasher) purchased two years ago, along with virtually everything you'll need to prepare meals at home.

The bedroom features a **comfortable king-size bed with a high-end mattress**, and we provide generous supplies of linens and towels. There is a walk-in closet.

Covered parking with a designated spot is included in front of the building.

Town Shores covers 30-35 acres along Boca Ciega Bay in Gulfport, Florida. The property has **four heated saltwater swimming pools**. One is conveniently located at the foot of our building on water's edge, and residents and guests may also enjoy the other pools throughout the community, including the large clubhouse pool. There is a marina accommodating approximately 40 boats leased exclusively to owners and provides no services. There is a Town Shores Master Association with onsite management and maintenance for the common areas. Each building is its own corporation.

One of the best things about living here is the location.

Downtown Gulfport is only a **ten-minute walk** away. Gulfport is a friendly, historic waterfront arts community known for its relaxed atmosphere, locally owned restaurants, shops, galleries and welcoming residents. We have over 200 resident artists in town and in our buildings.

Walk into town and you'll find:

Unlike some of the heavily traveled beach communities during peak season, Gulfport is a genuine year-round town with relatively little through traffic and in spite of Town Shores having 18 buildings and over 1800 residents, it never feels crowded.

**St. Pete Beach is approximately 15 minutes away**, while I-275 is about five minutes from the condo, providing convenient access to downtown St. Petersburg, Tampa, Sarasota and the rest of the Gulf Coast. Once on I-275, there are no stoplights to Clearwater or Sarasota.

Three supermarkets are at 2.5 miles (Publix, Walmart Neighborhood Market, and Win-Dixie) with Aldi and Sprouts Family Market at 3-5 miles. Multiple pharmacies, a Walmart Supercenter, several banks, restaurants and everyday services are all nearby.

### A Wonderful Home for Canadian Snowbirds

Canadian snowbirds have long been part of the Town Shores community, with many Canadian owners and seasonal residents returning year after year. Canadians will feel very much at home here.

Town Shores consists of 18 buildings and approximately 2,000 55+ residents, providing plenty of opportunities to meet people while still offering the privacy and peaceful atmosphere of your own waterfront condo.

For golfers, there are numerous excellent courses nearby. We belong to **Seminole Lake Country Club**, where the Canadian flag proudly flies alongside the American flag — a small example of how welcome our Canadian friends are in this part of Florida.

The community also has private security patrols starting late afternoon to 8 AM for deterrent and strict oversight of pools and community facilities, but crime is exceedingly rare in our complex. Traffic is also very light to our condo because our building sits at the end of a cul-de-sac.

Minimum rental is six months. One resident must be 55 on day of occupancy. An online interview with the condo board is required and we require a credit, background, and identity verification check done completely confidentially and secure on-line with TransUnion. No pets allowed in the building and smoking/vaping are prohibited in or adjacent to the building.
